Josh Brandsted
President & Owner
Josh joined Greco in 2008 and has been a partner in the company’s development projects since 2012. In 2022, Josh took over full ownership of Greco and continues to guide the firm through new redevelopment opportunities.
Over his career, Josh has been involved with the development and property management of over 5,000 multifamily housing units and 350,000 sq ft of commercial space across the Twin Cities—a portfolio totaling over $1.0B in value. With a wide array of product types spanning market-rate, for-sale, low-income and senior housing, commercial and retail development, Josh has become known as a pivotal player in the Twin Cities development landscape. Since 2021, he has been recognized annually by Finance and Commerce as one of the Power 30 for top real estate developers, and has led the organization to its current enviable position among the top 25 development firms.
During his tenure at the helm, Greco has won numerous local and national industry awards, highlighting the company’s operational success, its commitment to developing bold, high-quality projects, and the excellent level of satisfaction among its customer base.
Josh is a 2008 graduate of the University of North Dakota, with a major in Managerial Finance and Corporate Accounting.

Mandy Grant
Vice President
Property Management
Mandy Grant joined Greco in 2012 and has been a cornerstone of the day-to-day operations since then. She has held almost every position at the site level over her 20+ years in multifamily, specializing in new construction and Class A+ lease-ups. She currently oversees all aspects of the operations at Greco, including the financial health of the portfolio, establishing efficient processes and procedures, and cultivating a passionate and hardworking culture that is driven to succeed. During her tenure at Greco, Mandy has led the successful lease-ups and management of over a dozen top-of-class, award-winning projects in a wide variety of sub-markets. She is a graduate of St. Cloud University.

Austin Peterson
Development Associate
Austin Peterson joined Greco as a Development Associate in 2023. In his role, Austin supports Greco’s new development projects from initial feasibility through lease up and stabilization. With eight years of industry experience, he brings a strong analytical foundation and practical execution to every project.
Austin evaluates new development opportunities through detailed financial modeling and market analysis, helping shape project strategy from the outset. He works closely with architects, contractors, and project consultants to coordinate design, lead entitlement efforts, manage project schedules, and ensure that budgets are met. Additionally, he supports our relationships with equity and debt stakeholders from raising capital to ensuring concise communication and financial reporting through the lifecycle of our projects. Austin combines financial discipline with a collaborative, solutions-oriented approach to help deliver our industry-leading multifamily communities.

James Surratt
Controller
James Surratt joined Greco in 2025. He is a seasoned accountant with over 30 years of experience in accounting operations, financial reporting, and strategic planning across various industries. James has worked in real estate for the last 14 years, where he is known for a detail-oriented approach and strong leadership, consistently delivering accurate financial data that drives informed decision-making at all organizational levels.
As Controller, James oversees accounting, financial reporting, IT, and internal controls, ensuring financial integrity and supporting sustainable business growth. He has a passion for mentoring accounting staff and aligning financial strategy with organizational goals. He is a graduate of Illinois College, with a degree in Business Administration and Accounting.

Justine Conary
Director of Marketing
Justine Conary joined Greco in 2019, bringing over 15 years of industry experience to her role. She oversees marketing strategy and execution, lead generation, and creative production for the portfolio. Since joining Greco, Justine has been instrumental in 16 lease-up projects across the Twin Cities, contributing to a total of 20 throughout her career.
Known for her innovative approach, Justine excels in marketing analysis, customized strategies, and leveraging technology to streamline processes and achieve results.

Asset Manager
With more than a decade of multifamily experience and over 20 years in operations management, Maggie Goldstein brings a well-rounded perspective to her role as Asset Manager, grounded in strategic insight, performance-driven thinking, and practical execution. Known for her team-focused leadership and operational expertise, she excels at enhancing asset performance through proactive oversight, thoughtful guidance, and data-informed decisions. Maggie is solutions-oriented and committed to building communities that deliver lasting value for residents and stakeholders alike.

Portfolio Director
With 25 years of experience in property management, Kate Heitzman brings deep industry knowledge and a results-driven approach to her role as Greco’s Portfolio Director. Since joining the company in 2008, Kate has played a key role in overseeing property operations and optimizing performance.
Known for being hands-on and detail-oriented, Kate excels at identifying operational efficiencies, developing strong teams, and driving continuous improvement. Her leadership style emphasizes collaboration, accountability, and a commitment to excellence—qualities that have contributed to Greco’s reputation for exceptional property management and client satisfaction.

Human Resources Generalist
Kara joined Greco in 2026 as an HR Generalist, bringing nearly 10 years of human resources experience. She graduated from Metro State University with a Bachelor’s degree in Human Resource Management. Kara has extensive experience in leave of absence management, benefits administration, and recruiting initiatives. As a HR representative, Kara is highly people-focused and prides herself on building strong relationships while supporting day-to-day business needs. She takes a thoughtful, solutions-oriented approach to HR, balancing employee advocacy with day-to-day operational priorities to support leaders and their teams.
